Transit Oriented Development (TOD) projects aim to increase use of public transportation and reduce automobile dependency. Based on its proximity to Miami-Dade Metrorail system’s Coconut Grove Station, The Grove Station Tower, at 2700 SW 27th Avenue, in Miami, is a TOD project.  Studies indicate that walkable urban places are poised to become the most important cities of the future, which means that projects like this signal progress for Miami.

The Grove Station Tower will comprise of one-two- and three-bedroom apartments, two-story townhouses and street-level retail space. All units will be equipped with balconies and smart-building technology.  Plans for the project stress sustainability and the building is designed to earn Florida Green Building Standard certification.

In addition to improving access to public transportation and reducing automobile dependency, the Grove Station Tower is responding to Miami’s growing demand for market-rate rental apartments. The Center for Housing Policy recently ranked Miami as the nation’s least affordable major city, due largely to the recent influx of upmarket condo developments, and the resulting rise in real estate values.

The Grove Station Tower is being developed by Grass River Property, a real estate investment and development firm based in Coconut Grove. Completion is scheduled for early 2016.
